Clifford Chance advises Tishman Speyer on the acquisition of a 75,000 sqm site for, inter alia, data centres and on negotiations to form a joint venture with Mainova WebHouse

Global law firm Clifford Chance has advised Tishman Speyer, a leading global owner, developer, operator and investment manager of prime real estate, on the acquisition of a 75,000 sqm site in Frankfurt's Ostend district, where the company intends to develop sustainable data centres and an inner-city industrial and logistics site. For Tishman Speyer, the transaction represents its entry into the data centre market and its first industrial and business park development in Germany. The seller of the property is SAMSON AG.

In addition, Tishman Speyer has signed an agreement with Mainova WebHouse GmbH, a subsidiary of the Frankfurt energy firm Mainova AG and an experienced operator and developer of data centres in Frankfurt, which has been given the option to participate in the realisation of the project as a joint venture partner. The Clifford Chance team also advised on this.

Tishman Speyer has identified the data centre market as one of the most important target sectors for future investments for several years. The planned development in Frankfurt's Ostend district will initially have a computing capacity of 32 MW, which can later be expanded to 70 MW. In addition to the centrepiece, the data centres, the development concept for the subsequent use of the site also includes an urban business park with several uses, including a self-storage facility and craftsmen's yards.

Die globale Anwaltssozietät Clifford Chance hat Tishman Speyer, einen weltweit führenden Eigentümer, Entwickler, Betreiber und Investmentmanager erstklassiger Immobilien, beim Erwerb eines 75.000 m² großen Areals im Frankfurter Ostend beraten, auf dem das Unternehmen nachhaltige Rechenzentren und einen innerstädtischen Industrie- und Logistikstandort entwickeln will. Für Tishman Speyer stellt die Transaktion ihren Eintritt in den Markt für Rechenzentren sowie die erste Industrie- und Gewerbeparkentwicklung in Deutschland dar. Verkäuferin des Grundstücks ist die SAMSON AG.

Zudem hat Tishman Speyer eine Vereinbarung mit der Mainova WebHouse GmbH unterzeichnet, einer Tochtergesellschaft des Frankfurter Energieversorgers Mainova AG und erfahrene Betreiberin und Entwicklerin von Rechenzentren in Frankfurt, die dadurch die Option erhalten hat, sich bei der Realisierung des Projekts als Joint-Venture-Partner einzubringen. Auch hierzu beriet das Clifford Chance Team.

Tishman Speyer hat den Markt für Rechenzentren seit mehreren Jahren als einen der wichtigsten Zielsektoren für zukünftige Investitionen identifiziert. Die geplante Entwicklung im Frankfurter Ostend wird zunächst eine Rechenleistung von 32 MW aufweisen, die später auf 70 MW erweitert werden kann. Neben dem Herzstück, den Rechenzentren, umfasst das Entwicklungskonzept für die Nachnutzung des Areals auch einen urbanen Gewerbepark mit mehreren Nutzungen, darunter ein Selfstorage und Handwerkerhöfe.
