Frank Lloyd Wright’s Louis Penfield House in Willoughby Hills, Ohio, is back on the market with a significant price drop since the last time we saw it list back in 2014.

Designed for Louis and Pauline Penfield and completed in 1955, the 30-acre property comes with the original 1959 plans (and site) for what is considered Wright’s final residential design, the Riverrock House, which the Penfield’s also commissioned.

Wright designed the original Penfield residence to accommodate—and enhance—Louis’s 6-foot-8-inch frame, incorporating high ceilings, a narrow floating staircase, and thin ribbon windows.

Other features of the restored, 1,730-square-foot Usonian home, which is currently operated as a vacation rental by Louis’s son Paul, include a stunning great room with 12-foot-tall windows overlooking views of the Chagrin River and the wooded grounds, deep roof overhangs, a mortar-and-concrete frame, red-tiled radiant-heating floors, built-in storage, and original Wright-designed furniture.

In addition to the Riverrock plans, the sale of the property also includes two additional income-producing houses. Located at 2215 River Road just outside of Cleveland, with with 600 feet of river frontage, it’s offered at $1.3 million. That’s $400,000 less than its initial offering.
